Subscription QuestionsHow do I order a subscription? To order a subscription to one of our preforeclosure data products you can either fill out our online subscription request form or call us directly at the office to place an order. After submitting the online form, one of our customer service representatives will contact you within 24-48 hours to confirm your order and to record your credit card information as needed. Once your subscription has been recorded and confirmed, we will email you the product and provide you with access to our Online Customer Center. When is the monthly information made available to me? Our data products are very time sensitive. The information is published on a specific date each month and time is of critical importance as the foreclosure auction date approaches on the first Tuesday of the following month. See our Auction Calendar for the specific date information for upcoming auction months. The publishing date varies based on the type of product. The Mailing List and the Quick Data products are published on the same day that the Legal Ads are published. The Foreclosure Report is published on the first Monday after the Legal Ads are published. Once your subscription is processed and confirmed, we will email the information to you when it is available and we will post the product files for Download in the Online Customer Center.

Where does the information come from? Our information is custom produced. We are NOT data resellers! The quality of our data is paramount to our business. Our information is derived from multiple data sources and is enhanced with experienced courthouse research. Our process starts with the foreclosure legal advertisements. We then cross reference all properties to the county tax assessor data, enhance the data with quality courthouse research, and then map each property to ADC Map Book grid coordinates and the corresponding 6-decimal latitude/longitude coordinates. Do you perform title searches on each property? No. We do not perform title searches on each property. Our courthouse research is for issue resolution and information confirmation. We do not conduct title searches on each property. In fact, we strongly recommend that our customers have a qualified person conduct a title search on each property in which they plan to invest. There are title research specialists that offer discount deals to foreclosure investors.
How can I get the information faster? Preforeclosure and Foreclosure Auction investors know that time is a critical asset! The initial property information is made available to the public on the day the legal advertisements are first published and these investors have less than a month to do their work before the property is read at the auction on the courthouse steps. To help our customers fight this battle against time, we have offer two ultra-fast delivery products. Our Quick Data product is available the same day that the legal ads are published and contains all of the information that we extract from the ads. Our Mailing List product is available the same day that the legal ads are published and contains only the mortgagor name and the property address information. Both of these products also come with pre-formatted labels that are ready to print using MS-Word. Put the specified labels into your printer, open the MS-Word file, press Print, put the labels on your pre-printed mailers, and you can be the First-to-the-Mailbox!!!
How can I get access to the online website services? Our website has a fantastic customer login center that offers numerous valuable features to our customers. All subscription customers will be provided with username and password information to access the site. This information will sent to the customer email address. All customers can login to Download product files pertaining to their subscription. However, only the Foreclosure Report subscribers will have access to our exceptional Foreclosure Report Analyzer. The Report Analyzer offers numerous benefits including property filtering, one page printing, directions to each property, and Aerial Photos of each property via the MapQuest.com mapping link.
How can I get a sample of the product? Potential customers can access sample versions of our products by accessing our Online Customer Center using the Demo login provided at our Customer Login page. After successfully logging-in, the user should navigate to the Preforeclosure Data page. Under the Downloads section there is a Demo subsection that contains links to the files that the user can download and view on their computer. Preforeclosure Investing QuestionsWhere can I find more information on preforeclosure investing? First, go to our Training section to learn more about the entire foreclosure property investing process. This information will help you learn more about the investing process while also explaining how our product data will help you to be a better investor. Additionally, there are numerous resources on the internet that discuss foreclosure investing in general. However, it is very important to understand that the foreclosure process changes from state-to-state. One fantastic resource is John Adams at www.money99.com. John Adams is a veteran real estate investor in Georgia who now dedicates his career to teaching others to be better investors. He is proven talent in the industry with a real passion for the business.
When does the foreclosure sale occur? In Georgia, the Foreclosure Auction takes place on the first Tuesday of every month. If the government offices are closed on the first Tuesday of the month then the auction will take place on the next business day. This rare occurrence can be caused by Independence Day, New Year's Day, and government closures such as snow days. See our Auction Calendar page for specific dates. Where does the foreclosure sale take place? The Foreclosure Auction takes place on the county courthouse "steps". This is just means out in front of the county courthouse, though some courthouses do literally have steps. Be ready for the crowd of people and the complete lack of an orderly process. Each foreclosure attorney office will hire "criers" to read the property legal descriptions and start the bidding at a predetermined value. There are often numerous criers talking at once since there are numerous foreclosure attorneys auctioning properties. An investor must be on alert and on the lookout for their chosen properties. Partners are definitely an advantage.
How do I determine the opening bid for a property? The opening bid for a property at the auction is predetermined by the mortgage lender and the foreclosure attorney. This amount can never be known with any certainty, though many investors have their methods for estimating the number. The opening bid is essentially the amount owed by the borrower on the mortgage in default, plus penalties, attorney fees, and other miscellaneous charges.
I don't have 100% money down. What are my options? An investor must have 100% cash (pay with cashier's checks) to purchase property at the foreclosure auction. Not all foreclosure investors have 100% cash available to invest. There are other options. The option with the best profit potential is preforeclosure investing. Preforeclosure investing is contacting and working with the foreclosure property owners prior to the auction date in order to purchase the property or make a deal to satisfy the lender and stop the foreclosure process. Preforeclosure investing is extremely time sensitive, requiring data fast so that decisions can be made very quickly. What types of business people use your information? Our products are used by various business types working in different areas of the foreclosure process.
